Buying in Louisville,
start to finish.
Get pre-approved
A lender looks at your income, savings, and credit and tells you how much you can borrow. Ask about Kentucky Housing Corporation programs, which help many first-time buyers with a down payment.
Make your list
Pick the areas you like and your must-haves. I can show you what each part of Louisville offers, from parks and commutes to prices.
Tour homes together
Before we tour, we meet to go over how we will work together and sign a short buyer agreement. Then we go see homes, and I point out what deserves a closer look.
Make an offer
When you find the one, I pull recent sales nearby so your offer is based on real numbers. Most offers include a good-faith deposit called earnest money.
Inspection and appraisal
A home inspector checks the house top to bottom, and your lender orders an appraisal to confirm the value. If something comes up, I help you ask for repairs or a credit.
Closing day
You sign the final papers, usually at a title company, and get your keys. Closing is often 30 to 45 days after your offer is accepted.
